What is SACAP:

The architectural profession in South Africa is governed and regulated by the South African Council for the Architectural Profession (SACAP) in terms of Section 2 of the Architectural Profession Act No 44 of 2000 (‘the Act’).

 

What is the GBCSA?

A: The Green Building Council South Africa is one of 75 members of the World Green Building Council alongside Australia, the United States and the United Kingdom. Founded in 2007,they are a dedicated team working in collaboration with industry bodies, leaders, government departments and professionals to develop market-based green building solutions for the transformation of the South African property industry.

They are a member based organisation whose core focus is green building certification and training. They advocate for all buildings to be designed, built and operated in an environmentally sustainable manner.

 

What is PHRA-G

A: Provincial Heritage Resources Authority Gauteng (PHRA-G)

PHRA-G is responsible for the management of Grade II heritage resources (i.e. heritage resources that are of provincial significance/as stipulated in section 8(1) of the National Heritage Resources Act). They handle the overall permit application process as well as heritage site nominations and declarations. They also run the heritage impact assessment approval process.

 

When does a homeowner require PHRA-G approval to renovate?

A: When an owner plans to alter or demolish part or the whole of a structure that is over 60 years, they are required to submit an application to PHRA-G and then to the City Council.

 

What buildings are protected by PHRA-G?

A: Any buildings older than 60 years are protected by the National Heritage Resources Act, 25 of 1999 which states that “No person may alter or demolish any structure or part of a structure which is older than 60 years without a permit issued by the relevant provincial heritage resources authority”. In Gauteng, this authority is the Provincial Heritage Resources Authority – Gauteng. (PHRA-G).
